The site is located on the corner of Mace Boulevard and Alhambra Drive in Davis, California, 18 miles west of Downtown Sacramento. Buzz Oates is the developer of the new business park at 4699 Alhambra Drive. The final two buildings will be built speculatively for office tenants searching for new space in Davis.

The two new buildings are designed to accommodate a wide variety of tenants, including office, laboratory, and research and development. The site is located near transit and has immediate access to Interstate 80 from the Mace Boulevard exit. The Offices @ Mace Ranch is also located 5 miles east of the 38,000-student UC Davis campus with easy access to nearby shopping centers offering a wide range of amenities. Tenant improvement dollars are available for tenants looking to lease space at this rare opportunity in Davis, an office submarket with less than 100,000 square feet of vacant space since Q2 2016. Spaces can be divisible to as small as 4,000 square feet and the buildings are available to lease or purchase.

Davis has struggled with a lack of available lab space for agricultural and biotech startups. The Sacramento region boasts a long list of ag-business companies from budding startups to entrenched global industrial leaders. Shortage of lab space on the UC Davis campus and the fact that the university leases additional lab space off campus has amplified this challenge. UC Davis was recently ranked as the number one school in the nation for reputation and research in agricultural sciences and plant and animal science. Since wet lab space is so expensive to build out on a speculative basis, the rising demand for lab space across the Sacramento region has failed to be met by adequate supply. The shortage is most glaring in Davis where many companies want to stay in close proximity to UC Davis to collaborate with the university. While Buzz Oates will not be building out lab space on a speculative basis, these buildings work perfectly for tenants requiring wet lab space for their operations.
