The City of Davis has released a partial draft response to comments on the Village Farms Davis project’s Environmental Impact Report, which addresses concerns raised by residents, environmental groups, housing advocates and regional agencies regarding the conversion of farmland, traffic, flood risk, hazardous materials and greenhouse gas emissions.
The Davis City Council and Planning Commission should amend the Village Farms project to remove any references to a fourth fire station, as the city can save money by repositioning existing fire stations and using the land for affordable housing.
The City of Davis has recirculated a portion of the Village Farms DEIR due to a report indicating that the City’s Wastewater Treatment Plant is nearing maximum capacity and needs to be upgraded, and the process is legally compliant with CEQA and State Regulations.
The Planning Commission will continue the public hearing for the proposed Village Farms Davis project to December 17, 2025 to finalize negotiations tied to the project’s draft development agreement.
The Davis City Council will hold a public workshop to review and discuss the Village Farms Davis project, a proposed 498-acre development that could bring 1,800 new homes, a community park, open space, and extensive infrastructure improvements to the city’s northern edge.
The proposed Village Farms PIP does not meet the requirements of Section 18.05.050 and does not provide the range of housing types and qualitative land use that the city would get under normal standards, and the proposed LEHC is not feasible to meet 100% -120% of median income.
The city of Davis is considering a revised affordable housing plan that will reduce the number of units by 21, but increase the number of bedrooms, resulting in a measurable loss of project-based income to the city and an increase in municipal usage costs.
