(From Press Release) – Colliers International is pleased to announce that the walls have been tilted on both of the office buildings under construction at the Offices @ Mace Ranch. Buzz Oates started construction on the two-building project in April 2019 and the building shells are on track to be delivered by the end of the year. The two speculative office buildings available for lease are located at the corner of Mace Boulevard and Alhambra Drive in Davis, adjacent to Nugget Markets’ new corporate headquarters that is also under construction.
The new buildings are designed for a wide variety of uses, including office, laboratory, and research and development. The site is located near transit and has immediate access to Interstate 80 from the Mace Boulevard exit. The Offices @ Mace Ranch is only five miles east of the 38,000-student campus of UC Davis and is also close to multiple shopping centers offering a wide range of amenities. Tenant improvement dollars are available for tenants looking to lease space. This is a rare opportunity to occupy new construction in Davis, an office submarket with less than 100,000 square feet of space available since mid-2016. Spaces can be divisible to as small as 4,000 square feet and the buildings are available to lease or purchase.
Davis has struggled with a lack of available lab space for agricultural and biotech startups. The Sacramento region boasts a long list of ag-business companies from budding startups to entrenched global industry leaders. Shortage of lab space on the UC Davis campus and the fact that the university leases additional lab space off campus has amplified this challenge. UC Davis was recently ranked as the number one school in the nation for reputation and research in agricultural sciences and plant and animal science. Since wet lab space is so expensive to build out on a speculative basis, the rising demand for lab space across the Sacramento region has not been met by adequate supply. The lab shortage is most glaring in Davis where many companies want to stay in close proximity to UC Davis to collaborate with the university. Because lab space is so specific to the individual user, Buzz Oates will not be building out lab space on a speculative basis, these buildings work perfectly for tenants requiring wet lab space for their operations.
